The Accessible Features were devised as part of research aimed at identifying properties that were already built that could become accessible if adapted.
The research, performed by Ownership Options for the City of Edinburgh Council,
concluded that:

A property's potential accessibility was related to the potential occupant's income and
impairment as much as the property's features

Disabled people, like any other homebuyer, will generally prioritise cost, location and
features (such as the number of bedrooms) over accessibility

Rather than focus on a specific impairment or disability any information provided relating
to access should be useful to all disabled people

The access information provided should assist the search for potentially accessible houses
in the early stages of the search by eliminating unsuitable properties

There was no need for a new accessible housing standard; instead property search systems
should be amended to enable people to search by any permutation of the Accessible Features
