Ideally, the exact floor level of the property should be recorded and be searchable on the property selling/letting website. If this isn't possible, it should be recorded in yes/no form whether the property is on the ground, first or garden level floor.
In general, we are looking for properties on the main entrance floor, one flight of stairs up and one flight of stairs down.
A 'ground floor' flat would be accessed by the communal main entrance door.
A 'first floor' flat would be one flight of stairs up from the ground floor.
A 'garden level' flat may also be referred to as a 'basement', 'lower ground' or 'garden' flat. Given property sales/letting agents reluctance to use the term 'basement' or 'lower ground', and the expectation that a 'garden flat' will have a garden, we have adopted the term 'garden level' to indicate a property on this floor.
